House Prices Lower Than in 2006 in Weston-super-Mare

CURRENT house prices in Weston-super-Mare are still lower than levels in 2006 according to latest statistics.
According to homes for sale statistics obtained via
www.home.co.uk, which are calculated on a daily basis, the average asking price for all types of home in Weston is now around £185,389 compared to £217,736 in September 2006.
The type of properties which have fallen in price the most are detached homes, which on average sold at £193,792 in June this year compared to £332,306 in 2006.
Even when you compare prices to last year levels have fallen by 11 per cent with the average detached home sold for £217,905 in June 2009.
Flats have also fallen in price going from an average asking price in September 2006 of £163,169 compared to £132,803 in 2009 and now even lower prices of £101,426 in June 2010.
The average selling price of a terraced house in June was £136,318, semi detached houses £182,750, and detached houses at £193,792.
Estate agents in Weston-super-Mare have felt the crunch over the past four years with some having to close down due to the housing market slowing.
In Worle High Street alone towards the end of 2008 four estate agents closed.
Your Move was the first branch to close after going into administration along with Humberts and Haart decided to shut closely followed by Chocolate.
Haart now only operates in Weston but Your Move has resurfaced.
In addition the Frost Partnership, which has traded since 1995, also swapped to an online venture under the name Buzz Homes.
But while many agents have suffered several are continuing to operate and
Home.co.uk states there are 1,239 homes on the market in Weston at the moment.
The top agent in my opinion is James Rigby who sold my house last November.
Staff there were always keen to help, secured frequent potential buyers and always gave me immediate feedback so I was not kept waiting.
Second in line in my view is Farrons, through which I purchased my current house.
They were also keen to help and maintained a highly professional manner throughout.
When selling your home they did ask for some up front marketing fees last year so do check whether this does still apply.
There are other agents to choose from and you may want to shop around but I did have bad experiences with some of them so choose carefully.
If you do decide to take the plunge and sell up bear in mind according to
Home.co.uk the average time a house is on the market at the moment is 198 days.
But you may find a good deal however as there are 162 properties under £100,000.
